1) Stumbling distance from decent waterholes
2) Prefer to live it up(don't want to live in the 'hood)
3) Views(hirise or beach or harbour or city) would be most desirable
Rising star is downtown LA.
The gutting and condo-ing has seized with the market down-turn. There are still believers and even though you have to search and destroy to find something going for less than $2/sq ft, if you're at all creative you will find it and you will love it.
Silverlake is spent. It became Santa Monica with corduroy pants and shaggy haircuts. They'll never admit it, but it's true.
Echo Park is still Echo Park no atter how much those people charge for a house to buy or apt. to rent.
Eagle Rock is an up and comer if you're domesticated and not a douchebag.
Hollywood is better to visit these days but good if you're single and under 30, I suppose.
East Hollywood is slowly coming up. If you have patience and earplugs the overhaul may meet you in good time.
