We put in a 750sq ft patio last month, 15 trees (we now have 20 back there) and a waterfall/stream..

That's really beautiful.
When I lived in Colo. Springs, we had a bi-level and such a large backyard, build an ice rink and enjoyed it a lot. Actually was out in Security.

Its a pondless water feature so I don't need a fence - only thing that I'd need a fence for is to keep this darn thing out of my yard.. keeps chasing the rabbits

Socrates I'd prob go to Boulder area - lot of good restaurants, Estes Park would be ncie and RMNP but there wont be any elk that time of the year - go the week after Frozen Fury and they'll be 100's of them during the rutt season..

Awesome! Getting out of the cloud of SoCal does open up some options, doesn't it?? The trade-offs are not that bad really. A bit of different weather for more wide open space??? I'll take it.
