None of the bands you listed as underrated would exist without the Beatles.
The Beatles wouldn't have existed without Carl Perkins. Carl Perkins is underrated. The Beatles are overrated. The Beatles were hacks who ripped off good musicians, made the music palatable to the mainstream while making teenage girls swoon. They would've been perfect on American Idol.
They also are such a sacred cow, and their fans get their panties in a wad faster than the Radiohead dorks, so it's just fun to make fun of them.
Also - The Rolling Stones >>> The Beatles

you wouldn't have to go back as far as Carl Perkins. hell you don't even need to go back as far as Buddy Holly & the Crickets... the Beatles weren't even the most original beat on the Merseyside.
i specifically chose them as most overrated primarily because this idea as a whole is silly (and completely aside from the fact that they are INCREDIBLY overrated). what everyone seems to be really getting at to one degree or another is that every band they're sick of hearing is overrated and every band they personally like is underrated for some reason or another... be it some scene they've married themselves to or some s*** that is normal enough to not offened anyone, but has just the right amount of quirkiness that won't sell out stadiums (or "sell out"), but convince the listener of some sort of genius... like that s*** Wilco, or My Morning Jacket for instance.
Nick Harcourt called it eclectic and you heard it on the way to Peet's (because Starbucks is coffee corporate rock!), and he's got an accent and he's on some f***ed up 3rd rate frequency, so by transitive property...
the Beatles IS the most overrated band EVER... it doesn't still mean they aren't a great band. BDTR made an excellent point about that as well as it related to U2.

Dare I say I actually don't think Pop is a bad album? To be honest, I think they died creatively as a band after that. It was really the only commercial flop in their entire career thus far, and it happened to be the last time they released something that was outside of the "U2 box", soooo I'm just putting 2 and 2 together there. I feel like wether or not you've liked U2 over the past 10-15 years, everyone can agree that they haven't expanded their sound whatsoever since then.
All in all, I think U2 is both underrated and overrated at the same time, depending on who you're talking to. I can dig their old stuff, but starting with All That You Can't Leave Behind I've just been hoping they'd break up and do something else.
I don't think Pop is a bad album, but it was *incomplete and usually the first place folks go to when define the moment when U2 went "wrong."
*Other than the first single "Discothèque", there were 5 other singles released that were completely re-recorded, vocals and all. That's what happens when you plan and announce a world tour to promote an album that's not ready for release.

I think you are dead on in your entire post, but there are some of us who are just a little deeper than your description above.

And I think the whole process ended badly between both of them. I heard some, didn't do anything for me.
Two bands that I wouldn't say are "overrated" but that I just don't "get" are The Flaming Lips and Faith No More/Mike Patton. Both make me want to gouge my ear drums out with a rusty spoon.
